How to Install a Bay Window


The first step in any job is to make sure you have the proper tools available for the job. In addition, if you are enlarging the space the previous window is in, or if you are cutting a hole to make a completely new window, you will need two by fours as "cripple studs" and other framing that may be needed. Then you need to follow the steps to a proper installation:

1. Determine exactly how you want the window placed in the wall and remove the existing window. Using the measurements of the new window, draw the outline on the outside of the house. This will show you where you need to cut. With your circular saw, cut the required opening.

2. Build a frame for the new window. You may have to cut through existing studs and install a new header, sill, jack studs

and cripple studs.

3. Put in support braces. Bay windows are usually pretty wide, so you need to use the number of braces accordingly. A five

foot window, for example, will need at least two braces, a wider window three or more.

4. You will need an assistant to lift the window and set it in place. You balance the window on the support braces and slide it

into the opening. Put in shims to level the window perfectly, and then anchor it in place by nailing it down.

5. Place the roof frame over the bay window and nail it into place. Insulation must be put in between the roof and the top

of the bay window, using the insulating material of your choice. Attach the roof sheeting to the frame and then put down the

roofing paper. Put in drip edges and flashing, then put shingles on the roof of the window.

6. Fill insulation around the bottom of the window between it and the wall of the house. Attach a skirt bottom that will serve

to seal the window on the underneath.

7. All of the edges should be sealed with outdoor grade silicone caulking to keep the window airtight and waterproof.

This is the basic list of installation steps for a bay window. The steps have been abbreviated to give you an idea of what

steps you need to be prepared for, but if you buy a preassembled window, it will include detailed step by step instructions.

The best way to insure that you have a properly installed window is to follow these instructions to the letter. NO shortcuts!

Your project will be faster and easier in the long run.

I asked two friends to help with the project and that helped make the

project go faster, especially since we have done projects together before. In one afternoon, we had removed the old window

and put in the rough framing for the new window. We covered the hole with plywood for protection overnight, and started

working early the next day. By the end of the second day, the window was in, including the roof and skirting. The following

day I was able to seal up the outside and complete the interior trim. OUr prediction was true; we picked the ideal spot to

install a bay window. It was a charming touch to the outside of the house, and on the inside of the house it was a

conversation piece in the room. It definitely added character to the room and we know it will add to the resale value of the

house, since this is a feature that has been shown to be very desired by home buyers.

In the Window Cleaning Business, It's all About Keeping Your Focus: Proper Focus Equals Success

This month, I wanted to talk to you about the benefits of keeping your focus in your window cleaning business.

So what do you say we get right to it? Here we go...

Without beating around the bush, I see a lot of window washers trying to either:

1. work other businesses in addition to window washing hoping something clicks.

and/or

2. offer many, multiple services in addition to window washing.

Let's talk about number 1 first.

1. Working other businesses in addition to window washing hoping something clicks.

This is probably the hardest thing for me to do...keeping focus on one business/one opportunity. Can you relate to that? I think that's a problem with many people.

I mean there are soooooo many business opportunities out there, and they all sound great when reading

about them. They really do. So what do we do when we're surrounded by all these supposedly "great" opportunities?

Well...I used to buy into or join lots of them. But I'll tell you the first thing I did when entering the window washing business. I looked back over the years and analyzed the successes and failures I've had. I knew that window washing was the last stop for me, so failure wasn't an option. The wheels had to stop spinning.

After my little "realty check", it finally hit me like a ton of bricks...

It simply all boiled down to having too many irons in the fire all the time. It's tough to spread yourself out among 2 or more businesses. Not only in terms of time, but in terms of deciding which ones to invest in.

Something has to give, so the end result was nothing really took off. In one time period, I was selling asset protection to high income prospects, servicing a bunch of payphones I bought, and talking to day care centers about buying some personalized books for the little kiddies.

Needless to say, bah humbug on that. And the bank account showed it.

But being a "business start up junkie" required some discipline as my window washing business grew. Whenever a business looked appealing or an opportunity arose, my blinders had to come on. Contrary to popular belief, the grass is not always greener on the other side of the fence.

After my initial success of capturing window washing customers, I quickly realized that the profit potential in the window washing biz can be absolutely enormous. Why veer off course and dilute that profit by spending time building or doing another business?

One of the reasons I think I was so intent on forming another business is because of the philosophy of "don't put all your eggs into one basket".

This was drilled into me from a very young age. But here's the thing-windows are NOT going anywhere. We'll have glass forever, and more of it is appearing every day. It's a business that will never dry up and blow away unless people start living in caves. :o)

So I encourage you, regardless whether you're in the window washing biz part-time or full-time, give it 100% part-time or 100% full-time effort. The rewards can be tremendous as I am seeing all across the country from hundreds of my students.

2. Offering many, multiple services in addition to window washing.

This is a killer way to make lots of additional profits on top of window washing profits, but my experience has shown that if you do this BEFORE you've established a certain level of trust with the customer, it'll be much harder for you to accomplish this smorgasboard approach.

At the completion of a window cleaning job is a perfect time to go after the add on business like cleaning ceiling fans and mirrors like I discuss in my manual How to Start Your Own Residential Window Washing Business. But before you even secure them as a customer, it's way too early to bombard them with lots of other stuff.

Just plant a seed. Be subtle about it. The best way I've found to handle it is to use a "leave behind card" after the job is done, and then cement it further throughout the upcoming months, and throughout your entire relationship with that customer by sending out periodic correspondence.

Your little leave behind card could be similar to a tent card that you see in hotels. Inside the card is a listing of your additional services. Or have a flyer made up that details all your additional services and leave that with the customer.

And as far as "future correspondence", below is a letter you're more than welcome to use in case you

want to capture additional business besides your window washing jobs:

Dear John and Nancy:

Thank you so much for the opportunity to regularly

maintain the cleanliness of your glass.

As you may be aware, in addition to cleaning and

maintaining the windows of our ever-growing cust-

--pressure washing

--blind cleaning

--gutter cleaning

--driveway sealing

--awning cleaning

And if you are in need of assistance with anything

else, please let us know. Although window washing

is, and will continue to be, our main focus, our

customers are continually asking us if we do any

additional services, so if we have the knowledge

and tools to get your desired job done for you,

we'll be glad to take care of it. If not, we'll

point you in the direction of a reputable person

or company who can.

There's a goldmine sitting with each customer if you stroke 'em over the years using the above approach vs. using the one time "hit 'em over the head" approach.

Now I talk about customers above, but what about prospects?

Well...when dealing with prospects, the trust factor definitely hasn't been established yet, so it makes

it an absolute necessity to focus on capturing the window washing job and forgetting about the myriad

of other services you perform.

I mean if you're marketing for window washing prospects, and they respond to your window washing

advertisement, it only makes sense to hone in on window washing, right?

Yet I see a few folks try the "jack of all trades" approach where if the prospect doesn't make a decision to get their windows cleaned after the estimate has been presented, the window washer will immediately turn their attention to service #2, service #3, etc.

I know the theory is that if you offer 10 different services, they have to pick one, right?

Not necessarily.

Too much stuff presented can cause confusion and indecision. People really don't like to make decisions, so too many choices forces them into making a complicated decision. Therefore they don't make

ANY decision.

If you try and push too much down their throat, they may resist, and then you walk away with zilch, nada,

zippo. A lot of income could be lost over the years as a result.

I'm sure you've heard about the saying that goes like this: "Jack of all trades, master of none". That fit me like a glove for years UNTIL stepping into the window washing biz.

As I mentioned earlier, that's when I looked back over the years and wised up, and then instead of

"master of none", it was more like "master of one". The results were extraordinary.

So try it if you don't already. Present your window washing estimate, attempt to close the deal, or through your proper follow up strategy get the deal closed for window washing. Turn them from a

window washing prospect into a window washing customer.

THEN step back and watch your relationship with that new customer turn into all kinds of additional services and jobs, in addition to you raking in the profits by regularly cleaning their windows.

In conclusion, resist the distractions and resist the urge to branch out into other "things". Focus, focus, focus! If you're in the window cleaning business, then BE in the window cleaning business.

Window Locks Close a Window of Opportunity for the Burglar


Window glass, like any other glass, can be smashed of course. But if you were a burglar would you want to break in to a home by breaking the window?

Likely you would not want to do that. Breaking glass makes noise, very distinctive noise that is likely to attract a lot of unwelcome attention. And then there is the risk of cutting yourself, if you were a burglar you would not want to cut yourself and lay yourself open to being identified by your DNA.

Although intruders do break windows, they prefer to climb in through an open window. Often the burglar does not even have to open the window himself because a surprisingly high number of us leave our homes with a window conveniently open, a real gift for a burglar.

Where windows are closed and locked it is often with very flimsy and poor quality locks. In fact many older windows are fitted with latches not locks, and these present no problem at all to the burglar.

Even good quality window locks are not expensive. It will not break the bank to have the extra peace of mind knowing that good window locks protect your windows.

Don't be tempted to forget about your upper story windows because the burglar won't, forget about them that is. Burglars do use ladders, often obtained from neighbors gardens, to get in through upper windows, so be sure, fit window locks.

Close that window of opportunity for the burglar, fit good window locks all round and likely the burglar will go elsewhere.

Window Washing Made Easy - How to Wash Windows Like a Pro


Have you ever watched a professional window washer do his or her job, and wonder how s/he does such a perfect job so quickly, and only with the simplest of tools? When it comes to window washing, there are some important tricks of the trade that you need to learn, before you can be confident in the fact that you wash windows like a pro. Believe it or not, when you know what you're doing, you may actually find that you enjoy window washing.

The first trick is to arm yourself with the right window washing tools. This includes a good quality squeegee. applicator, scraper, window bucket, and microfiber cloths. The squeegee should be a 10" to 16" professional quality brass or stainless steel squeegee, depending on the size of window you'll be cleaning. To compliment the work your squeegee will do, you'll also want a quality window scrubber and possibly an extension pole if you'll be working on high windows. You don't want to leave lint on the window from your cloths, so we suggest using microfiber cloths, which are lint-free. You might also consider purchasing a tool belt especially designed to hold your window washing tools. This will allow you to complete the job faster - you'll need to do less bending by setting one tool down and picking another up.

Though window washing can be done at any time, the best conditions for washing windows are when it is a cool, cloudy (but not rainy) day. You never want to wash windows in direct sunlight because they'll dry out too fast and leave streaks.

Your technique should be as follows: fill your window washing bucket with cool or lukewarm water (never hot) and add a small amount of dishwashing soap. Wipe away any cobwebs or debris on or around the window. Dip the applicator into the bucket and run your hand across the applicator to get rid of excess liquid. Wet the window with the applicator and scrub. The window will begin to feel clean when it is done, as it will no longer have any rough patches. If you need to use a scraper to get rid of stubborn spots, be sure that the window is wet - never scrape a dry window.

Now for the the streak-free window. When window washing, you can ensure that you won't leave any streaks by using a dry rubber blade. Place this blade against the top of the window, and pull down smoothly, using a rag to dry your blade between each stroke. Repeat this process until the window is complete, being sure to overlap the dry edge of the squeegee with the dry portion of the window in order to prevent drips and streaks. To complete the window, you need to do one final stroke from left to right at the very bottom of the window. Use a dry microfiber cloth and run it around the edges of the window to soak up any remaining drips.

As you improve your basic window washing technique, you may want to learn other techniques such as the swirl, which can make the job go even quicker. When using the more advanced techniques you'll be able to wash a window in one step without having to stop and wipe your squeegee between strokes.

Step 2 - Determine if a framed or frameless window is better - The lighter 2" thick glass block windows are only available in a vinyl framed system. Although it's easier to work with the lighter window, the vinyl framed system is not the best solution for all projects. Here's where to use both the framed and frameless systems:

Vinyl framed windows- use in wood framed (rough openings) where the size of the opening will work with the dimensions of the 2" thick blocks (note: the 2" thick blocks come in 8" x 8" x 2" size so the rough openings need to work in 8" increments). These windows (which are available with easy to install nailing fins) are used frequently in new construction, room additions, or in upper floor framed and stucco openings where the window openings can be adjusted to fit the window.
Unframed block windows- this window is (which are available in the heavier 3" and 4" thick blocks) generally more cost effective than the framed system and are best used in masonry openings where the block windows can be mortared into place. The other advantage of the unframed windows is they are available in more blocks sizes (the most common are 4" x 8", 6" x 6", 6" x 8" and 8" x 8") which allow these window building panels to be designed in 2" size increments. Most basement windows are completed with the unframed system.

Step 3 - Make sure this window is built for strength - Not all vinyl framed glass block windows are created alike. Make sure you choose a window that is manufactured to withstand extreme weather conditions. The best made windows use a vinyl stacking spacing system in between the blocks which provides superior impact strength, minimizes the chance of water infiltration, and offers higher wind load capabilities.

Step 4 - Add style with colored, frosted, and etched blocks - You no longer need to make your window decision based on a one size fits all approach. You can select from a wide variety of colored, frosted, etched glass blocks. In the lighter 2" series blocks (which are manufactured by Mulia Inc.) you can choose between two privacy patterns called Wave and Iceberg. There are also white and almond frames available.

Step 5 - If the window's not a fit you must acquit- A block window is not the right solution for all projects. If you're looking for full operability (but you like the looks and privacy of blocks) you may want to consider using an acrylic block window. This type of window is available in several opening styles including single hungs, sliders, casements, awnings and hoppers.

Visible Transmittance (VT)

Repairing Putty Window Glass


Have you ever thought about fixing a broken window in your house, but didn't think you could do it because nobody ever taught you how to cut glass? Well, you really don't have to know how to cut glass in order to repair your window. If you knew how to remove the frame, you could order a replacement piece of glass from your local glass shop already cut to the proper size. Then, it's just a matter of installing the new glass into the frame. But, there are so many different kinds of window out there, there is no way i could explain them all in one article. So, this is going to be the first in a series of articles describing the repair procedure for each type of window.

There are really two categories of windows out there. They are single pane windows and dual pane windows. Then, within those two categories, there are several types of windows in each category. Let's start with the single pane window category. This would be older windows that were around before the building industry became more energy conscious. It just means that there is a single piece of glass in the frame that surrounds it. A lot of homeowners mistakenly think a horizontal sliding window must be a double pane window, since there is a pane of glass in the sliding panel and another pane in the stationary panel. The terminology refers to the number of panes in the sliding or fixed panel alone. In other words, a single pane horizontal sliding window has a single pane of glass in the sliding panel, and a single pane in the fixed panel. A double pane slider would actually have two pieces of glass in both the sliding panel and fixed panel. The pieces in each panel are separated by approximately 3/8" of air, and have a metal spacer around the edge of the glass.

So, let's get back to the single pane repairs. One of the more common types of single pane windows are the type that uses putty to hold the glass in the frame. All old wood windows are done this way. Old metal casement windows are usually done this way as well. The casement window is the kind with the handle on the inside bottom corner that you crank, and the window opens outward on a top and bottom pivot. Let's focus this article on the putty style replacements.

Before you begin, pick a local glass shop in your area where you will go to pick up the new glass. Make sure they are going to be open the day you do the work, and confirm with them that if you call in an order for a pane of glass in the morning, you can pick it up in an hour or two. You dont want to remove the glass from the window frame, then find out the glass shop won't have your glass cut until next week. If they can't guarantee a two hour turnaround, keep looking.

The fastest and easiest way to remove the old glass is to break it out. Put an old sheet or a tarp on the ground below the window. Then, put on some gloves. Use gloves with a material that will prevent a piece of glass from cutting your hands. A pair of gardening gloves should work fine. Get yourself a pair of safety glasses as well. Trust me, you don't want to get hit in the eye with a piece of flying glass. As my Father always used to tell me, "Better safe than sorry". Now, go inside with a hammer in hand and knock the glass out of the center part of the window. It's best to leave some glass sticking out around the edge. You can grab the protruding glass and use it as leverage to pop the old putty loose. The more old putty that you can get to come out along with the glass, the less scraping you will have to do. I have done some wood window replacements where the putty was dried and cracked, and it practically fell out on it's own. On the flip side, i have done some where the putty had almost become a part of the wood. The only way to separate the putty from the frame in those instances is to use a putty knife to scrape it down to the wood. While removing the putty, you will find little pieces of metal that are used to hold the glass in place while applying the putty. The wood windows use push points, and you can get a package of new ones at the hardware store. If you're working with the metal casement window, the metal clips are called sash clips. You might have a harder time finding these. Frankly, i don't see any problem reusing them.

Once you have all the glass and putty removed, clean the frame with a paint brush. Then measure the width at three spots:bottom, middle, and top. Take the smallest measurement and deduct 1/8" for wood windows and 3/8" for steel casements. Then, measure the height at the left side, center, and right side. Take the smallest measurement and deduct 1/8" on wood windows and 1/4" on casements. When you order your new glass, order double strength glass, and give the width first, then the height. When you get the new glass home, the installation process is slightly different between wood and steel windows. If it's wood, put a thin bead of caulk on the frame where the glass is going to make contact. Install the glass. The caulk will hold the glass in place while you install the push points. You can either apply putty or use white caulk instead. If you're going to use caulk, cut the tip below the tapered part, and cut at a 45 degree angle. You want the largest possible hole to allow the caulk to cover the large area previously covered by the putty. The caulk method is faster than putty, but it requires more skill to make the job look nice. If you have steel casements, the only option is putty. The area is just too large to use caulk. The sash clips install differently than the push points. The push points stick into the wood, but the sash clips insert into small holes in the side of the casement frame. Sometimes the holes get plugged with old putty and it's easy to overlook them. Take your time applying the putty. Make sure you use the putty knife to smooth the surface. You just repaired your putty window.

Commercial Window Washing Business Tips--Part 1


The title of my manual is How to Start Your Own Residential Window Washing Business so 98% of my business was residential window washing and that's what I teach, but window washing is window washing whether it is residential or commercial.

Although I will say there are certainly some differences and a few twists when it comes to commercial window cleaning. So we're going to talk about that and a whole more in this article

The Approach

There are 3 primary ways to approach a commercial window washing account.

1. This approach, in my opinion, is the best way. Just walk in, introduce yourself, and offer to provide a free estimate to get their windows cleaned. Here's a sample conversation:

Store Clerk/manager/owner: Can I help you?

Window Washer: Sure...my name is Steve Wright and I own SparkleClear Window Washing in town. I was wondering if I can provide you an estimate to get your windows cleaned.

Store Clerk/manager/owner: Whaddya crazy?

Window Washer: Yabba dabba doo.

Sorry about that. Strike the last two from the record.

Seriously though...this approach gets to the heart of the matter very quickly, so if there's any interest or lack of interest at all, you'll know about it fast so you can move on to the next

location.

They may say "we currently have someone, so we wouldn't be really be interested", or they may say, "we have someone but he's not too dependable so go ahead and give me an estimate", or they might say "not right now, why don't you leave me your business card and I'll give you a call if we need someone", or they might say "Man we've been looking for someone...when can you do 'em?".

If they're not interested, always leave them one of your business cards anyway. Timing is everything and maybe at the present time, the timing isn't right. A few months down the road, their current window washer might screw up, so they'll be looking to tap into a new window washer.

In my monthly newsletter Window Washing Success Tips, you've heard me write about playing the numbers game. And that's all we're doing here. Say what you have to say, either do the

estimate or not, and then move on. The more accounts you talk to, the more you get, and the more you can sing "Hi Ho Hi Ho, it's off to the bank I go."

Although I personally don't think there's a lot of salesmanship involved in the above conversation with the store clerk, I have spoken to window washers who don't feel comfortable just walking in off the street and asking to do an estimate.

So this leads me to the second way of approaching a commercial prospect.

2. Simply use a flyer as the door opener or "crutch". And you can let it to do the "selling" for you. In a recent article, I talked about the use of testimonials so make sure you include 2 or 3 testimonials in your flyer.

With flyer in hand, I would say:

"Hi...my name is Steve Wright and I own SparkleClear Window Washing in town here. I just wanted to leave you this flyer introducing my service in case you may ever be in need of a quality window cleaning."

And then just leave the flyer and off you go to the next store or business. Easy and fast.

3. This approach is a combination of the two listed above. You simply walk into the business with a flyer. I would say:

"Hi, my name is Steve Wright and I own SparkleClear Window Washing Service in town. I just wanted to stop in and give you this flyer to introduce my window washing service to you in case you might ever be in need of a quality window washing company. Oh by the way...Since I'm here, can I go ahead and give

you a free window washing estimate?"

I personally like number 1 the best but number 3 comes in a close second. Asking them a direct yes or no question is usually much more effective then just handing them something and then walking

away, like what happens when we use approach #2.

One last thing on the flyers...some window washers have created flyers that offer an introductory special regardless of the true estimate value of the store or business.

Overall people have told me the response has been favorable, but some window washers don't feel like doing jobs for $10 (for example) when the true estimate value is $40.

I personally think it's a great idea. It gets them committed to you so there's a very strong chance you'll be going back on a repeat basis. If not...you didn't really lose that much. And

you did gain additional exposure for your business by being there working in your company uniform. Anytime you can do that, it's a plus for sure.

In last month's newsletters, I talked about why it's important to not to make price the central theme of your business, but that was for your residential customers. Commercial is a whole different ball game. That's one of the twists I referred to earlier in this article.

Speaking about pricing, here we go...

Be cheap. How's that for a short answer?

Yes...you do need to bring down your pricing vs. your normal residential pricing. The commercial side of the business is cutthroat and there's some pricing wars going on. So you're going to be up against some competition usually.

It's hard to give you exact numbers without seeing the glass, but an average size pane of glass would be priced at $3 to $4. Keep in mind that the average size pane of commercial glass could be 2 to 3 times the size of a window that you would see on a house. The good news is that it's just one pane vs. a two pane (or more)

regular double hung window at a house.

And then adjust upward or downward accordingly. What I mean is your final presented price is a judgement call based on 4 things...

1. Are you desperate for the business?

2. Did the store seem really interested or was it one of those "Yeah...you can leave us an estimate if you want to" kind of sentences.

3. Do you know or have an idea whether you might be competing against another window washing bid?

4. Are you providing an estimate to a store who currently has a window washer?

The best scenario obviously is if a store is desperately in need of a good window washer or they currently have a window washer who they're looking to get rid of because of dependability and quality issues (you'll hear this a lot).

In these situations, you may want to bump up the estimate a few dollars (just a few).

Otherwise, you may want to drop your estimated price a little bit. Again...use your judgement. As you probably know by now, the estimating process certainly isn't an exact science.

Just remember that commercial window washing is all about price. There's always another commercial window washer right behind you willing to do it for less.

With your residential customers, you'll generally have the loyalty of the homeowner (unless you did a poor job), so they're not going to make the change to another window washer to save a few measly bucks as readily as a business owner or manager would.

Choices in Hurricane Window Protection


Hurricane shutters are the most economical, therefore the most popular solution chosen by homeowners. However, hurricane impact windows and doors are also very popular because of the added benefits of convenience, security enhancement, better energy efficiency, sound proofing and its attractiveness over shutters. The least expensive system is plywood or panels; these offer great protection, but take a great deal of time to install.

Your considerations: Cost, appearance, and convenience (this one is often under estimated).

First, understand what it is your protecting: it's not just the shards of glass from the broken window that are dangerous - having your roof blown off will really get your attention. During a hurricane, the strong wind that blows over your home creates a 'lift' effect on your roof. If a window or door opening is blown open during the storm, this creates an additional upward 'push' on the roof, thus doubling or tripling the lifting effect. This is how roofs are blown off.

Here are the vitals on your choices for hurricane window protection for your home.

Myth Buster- Window Film and a little info on Impact Windows:

Window film can reduce the sun's damaging rays into your home and it is promoted to be a theft deterrent. It may also very well reduce the chance for shards of glass to go flying through your home in the event of a hurricane, but do you really think slapping a thin piece of film on your existing windows is going to keep your roof on in the event of a hurricane? By comparison, impact windows are almost three times as thick as regular window glass. Hurricane windows are made up of two layers of glass and sandwiched between these layers of glass is a strong tear resistant interlayer (film) that keeps the glass together in the event it is broken. They are much like the windshield of automobiles.

A key factor in the strength of impact windows is how the glass & interlayer are VERY securely attached to a reinforced frame (both mechanically and thru the use of industrial adhesives) so the impact glass does NOT detached even under extreme pressure. The goal is to establish hurricane window protection for all openings (whether one does this through the use of hurricane shutters or impact windows, or a combination of the two) and keep the openings sealed so as to not cause a change in pressure inside the home thus blowing off the roof. The idea of putting hurricane window film on a regular window with its lightweight frame and expecting it to even remotely resemble a Miami-Dade approved impact window is ridiculous. Yes, it would be better than nothing, but your money would be better spent on plywood.

Plywood Shutters ($2 - $4 / sq. ft.):

A popular and effective choice, installing plywood shutters to fit snugly inside the window or door frame is an efficient and affordable option for homeowners. These shutters were effective even in the highest winds of Hurricane Andrew, and are relatively easy to install. If you are going to use this method, the plywood needs to be 5/8" to 3/4" thick, and since it takes a lot of time to prepare, it should be cut to size way before we have a storm bearing down on us.

Positives:Most inexpensive of all hurricane protective systems
Strong and can provide excellent protection

Negatives:Require storage, but can be stacked
Heavy and difficult to handle, hanging may require more than one person
Require the most time to install
Not a safe option for 2 story homes

Storm Prep: 20 - 25 minutes per window (if pre-cut); 5 to 8 hours for an average home

Storm panel hurricane shutters ($5 - $8 / sq. ft.):

Another popular and effective choice, these hurricane shutters are typically steel or aluminum corrugated panels that attach to the walls around windows and doors. There are several mounting methods using either pre-mounted tracks and bolts or just bolts.

Positives:Most inexpensive of the 'permanent' hurricane shutter systems
Strong and can provide excellent protection
Can be installed by a handy DIY

Negatives:Require storage, but can be stacked
Can be heavy and difficult to handle, hanging may require more than one person
Time consuming - other than plywood, these require the 2nd most time to install
Have sharp edges - can be dangerous
Not a convenient option for 2 story homes

Storm Prep: 15 - 20 minutes per window; 4 to 6 hours for an average home

Accordion Hurricane Shutters ($15 - $18 / sq. ft.):

Accordion hurricane shutters are attached directly to your home at the window or door opening, folded up when they are not in use and easily unfolded, accordion-style when you need to cover and protect the opening during a storm.

Positives:Easily deployable by one person when they are needed.
Permanently attached next to the window, don't require storage.
Some can be locked and may be used as a theft deterrent.

Negatives:Bulky and not attractive. Seriously consider aesthetics before purchasing these.
More mechanical parts, so may require more maintenance than other devices.

Storm Prep: 30 minutes for an entire home

Colonial and Bahama Hurricane Shutters ($18 - $28 / sq. ft.):

These are louvered hurricane shutters that attach directly to the wall beside or above the windows

Positives:Permanently attached next to, or above the window, don't require storage.
Easily deployable by one person when they are needed.
Since they are decorative they can beautify the home as well as protect it.

Negatives:Cannot be used as protection for doors, must be combined with another system.
Designs and style may limit their use.

Storm Prep: 30 minutes to an hour for an entire home

Roll-Down Hurricane Shutters ($35 - $55 / sq. ft.):

These hurricane shutters attach permanently above the window in an enclosed box when they are not in use and roll down, either manually with a hand crank or electronically by motor, when you need them.

Positives:Permanently attached next to, or above the window, don't require storage.
Easily deployable by one person when they are needed.
Since they can be locked, they make an excellent theft deterrent.

Negatives:One of the most expensive systems.
Requires a battery backup so they can be operated during power outages.

Storm Prep: Minimal, easiest of the hurricane shutter systems

Impact Windows ($40 - $55+ / sq. ft.):

Hurricane impact windows can withstand hurricane debris and completely eliminate the need for hurricane shutters. It costs more to retrofit an existing home, but is most cost effective if a homeowner is considering replacing old windows anyway. This is the most value added of the hurricane window protection systems, since impact windows also improve energy efficiency, are an excellent theft deterrent, provide sound deadening from outside noises, as well as give your home hurricane window protection in the event of a storm. Further, adding new impact windows is likely to increase the value of your home, more so than with any of the other hurricane protective systems.

Positives:Eliminates the need for hurricane shutters
Great for people with 2nd homes- the home is hurricane ready all the time.
Excellent theft deterrent, nearly impossible to break thru the glass.
Added value of sound deadening & energy efficiency over regular windows.

Negatives:Like roll-down shutters, this is one of the most expensive systems.

Storm Prep: NONE

CONCLUSION:

Keep in mind that if the aesthetics of shutters is bothering you, but the cost of impact windows is nearly out of reach, you can always combine the two. Install impact windows on the front, and possibly the sides of your home. Then protect the window openings that are cannot be seen from the street with shutters.

And don't underestimate the hassle of installing shutters every time there is a hurricane warning. I frequently go out to do estimates for impact windows on homes that have shutter panels because the homeowner is tired of dealing with installing them.

Finally, if your existing windows are in need of replacement because they are old, I encourage you to retrofit them with impact windows since the cost difference between non-impact windows with hurricane shutters versus only impact windows is marginal.

Once you have narrowed your choices to what type of hurricane window protection system is best for your situation, talk to an expert to help you in your final selection. Depending on which of the above systems best suits you, be it hurricane shutters or impact windows, there are many different style choices, and manufacturers who offer different options. Window contractors are your best experts. How to find one? Ideally, get one who is referred to you by a family member, neighbor or a friend. If they have done a good job for them, this person can provide you with a wealth of knowledge that has been learned over the years. If you must select a contractor you find online, check out their references (at least 5), call them, and go look at the contractor's work.
